Bespoke Garden Rooms in Kent & South London

Bespoke Garden Rooms in Kent & South London

A garden room worth having is built like a small extension, not a shed. Proper foundations, real insulation and quality finishes give you a space you use all year, whether it is an office, a gym, a studio or a guest suite.

How we work

A clear process, start to finish

One team, accountable from the first drawing to the final finish.

01

Design & siting

We plan the size, position and how you will use it, and advise on keeping it within the limits that avoid a planning application.

02

Foundations

A proper foundation with an insulated floor that keeps damp out — the difference between a room you use all year and a cold shed.

03

Build & insulate

Insulated walls and roof, weatherproof cladding and good glazing, so it is warm in winter and cheap to run.

04

Fit out

Electrics, heating, lighting and finishes, ready to move straight in.

Good to know

Frequently asked questions

Usually not, as long as it stays within the limits for outbuildings: no more than 2.5 metres tall if it sits within 2 metres of a boundary, otherwise up to 4 metres with a pitched roof or 3 metres with a flat one, and buildings must not cover more than half the garden around the original house. Conservation areas and listed properties have tighter rules. We check your plot and handle any application needed.

Yes, when it is built properly. An insulated floor, walls and roof, together with proper electrics and heating, make it comfortable in every season.

Yes, to current wiring and building regulations and properly certified, so the room is genuinely usable rather than just a shell.

The rules that let you build without permission only cover uses that go with the house, like an office or a gym. A room designed to sleep in falls outside that, so it normally needs planning permission and building regulations approval. We will guide you through it.
